Buying a Home for Your MSU Student

“When our MSU student started to look for off-campus housing, we saw a lack of rental options and an opportunity to invest in a great community. At that point, we turned to ERA Landmark to help us find a great property to purchase. Our ERA agent was adept at working remotely, being there every step of the way.” -  Valerie, Seattle, WA

Transitioning from Residence Life to off-campus housing is a natural progression for most students at Montana State University. While renting a house or apartment is an obvious choice, owning the property your student lives in while finishing college can be both a worthy investment as well as an excellent learning experience. Start the journey of buying by following these tips:

  • Start early. Your student may just be an incoming freshman, but now’s the time to start looking into purchasing options. When the time comes, you’ll be prepared to make quick decisions.
  • Talk to your accountant. There are many ways to own property – owner-occupied property, including your child on the mortgage and/or title, owning as a rental property, purchasing as an LLC, etc. – and there are different tax implications for each. You’ll also want to consider how long you may want to own this property. While you’re at it, talk to your attorney too. These professionals will help you make a decision that’s right for you.
  • Talk to a lender. Assuming you will want to finance this property (whether renting or buying, you’re paying somebody’s mortgage, right?) you have several options available including FHA and non-owner occupied loans. Again, a mortgage professional will help you decide what is right for you.
  • Contact ERA Landmark. Our associates are happy to show you different areas around town as well as talk about the pros and cons of owning a condo vs. a house. We can show you today’s market statistics including figures going back several years to see local market trends. Let your ERA Landmark associate be your eyes and ears on the ground so when that perfect property hits the market, you’ll be ready to make an offer.
