Buying a Home for Your MSU Student

Transitioning from Residence Life to off-campus housing is a natural progression for most students at Montana State University. While renting a house or apartment is an obvious choice, owning the property your student lives in while finishing college can be both a worthy investment as well as an excellent learning experience. Start the journey of buying by following these tips:

  • Start early. Your student may just be an incoming freshman, but now’s the time to start looking into purchasing options. When the time comes, you’ll be prepared to make quick decisions.
  • Talk to your accountant. There are many ways to own property – owner-occupied property, including your child on the mortgage and/or title, owning as a rental property, purchasing as an LLC, etc. – and there are different tax implications for each. You’ll also want to consider how long you may want to own this property. While you’re at it, talk to your attorney too. These professionals will help you make a decision that’s right for you.
  • Talk to a lender. Assuming you will want to finance this property (whether renting or buying, you’re paying somebody’s mortgage, right?) you have several options available including FHA and non-owner occupied loans. Again, a mortgage professional will help you decide what is right for you.
