Sellers...Can You Afford to For Sale By Owner (FSB)

Sellers...let's not beat around the bush; I'd like to briefly explain why selling your home on your own can and likely will cost you in the end.  The value of a Realtor® and Professional Real Estate Agent is tangible and can pay off...here's how:

  • Keep in mind EVERYONE makes mistakes; in a real estate transaction, the liability is all on the seller. A seller (or buyer) who doesn't have the representation of a licensed agent pays for those mistakes. Attorneys can close a real estate transaction, but they don't carry errors and omissions (E&O) insurance while a professional real estate brokerage does.  An easy misrepresentation of any aspect of the property could leave you a target for a lawsuit.
  • The paper work is daunting; forms need to be kept current to ever changing regulation and understanding the intricacies of the contract and the implications of the language make all the difference in the contract.
  • Sellers can easily get stuck in a BAD transaction; signing off on a contract that they later learn was a bad idea...a professional, experienced Realtor® saves you before you wind up in a bad situation by using experience, written language and negotiation.  The representation of a Realtor® insures that a professional is looking out for your best interest and are available to bounce ideas off of, call when you have a concern or problem to navigate, and to confidently handle the contract and keep it on track.
  • Last but not least...FSBOs statistically spend more time on the market and sell for less.  In general, homeowners selling by themselves just don't have the time to commit to selling their home solo, don't know the fair market value, and don't have professional tactics in line to quickly, effectively and broadly market the property.  Getting the sale price right the first time is of great importance.  A devoted full-time professional allows your home to be strategically positioned in the market according to your goals as a seller and to sell for top dollar.
