As Bozeman's growth continues, we see several proposals for the far northwest corner currently under review. Let's take a closer look at these three projects:

Turnrow

  • Location: Southwest corner of E Valley Center Rd and Davis Lane
  • Current Zoning: REMU (residential emphasis mixed-use)
  • Proposed Use: Mixed-use development with affordable housing component

The developer of Turnrow is partnering with the city to bring much-needed affordable housing to the area. Utilizing a $5 million American Rescue Plan grant, the city invested in sewage infrastructure. In exchange, the developer will dedicate 5 acres for 100 units of affordable housing. 

Project Eighty-Six

  • Location: Corner of Davis Lane and Catamount Road
  • Current Zoning: Agriculture Suburban
  • Proposed Use: Mixed-use development (details in early design stage)
  • Proposed Zoning: REMU (consistent with Bozeman Growth Policy)

Project Eighty-Six is in the early stages of development. The proposal aims to connect seamlessly with city services and adheres to the city's growth policy. The zoning is preliminarily approved to change from Agriculture Suburban to REMU. 

Harpers Corner

  • Location: West side of Project Eighty-Six, bordering Hidden Valley Road near Harpers Pucket Rd
  • Current Zoning: Agriculture Suburban
  • Proposed Use: Residential development
  • Proposed Zoning: R-3 (western parcel) & R-4 (eastern parcel)

Harpers Corner seeks annexation into Bozeman and a zoning change to accommodate a residential development. Initially requesting R-5 zoning, the proposal was adjusted to R-4 after facing neighborhood opposition. However, it fell short of the required supermajority vote. The developer has now proposed a new zoning plan with R-3 for the western parcel and R-4 for the eastern parcel, each at 20.06 acres.
