We’re hoping that our Bozeman summer is treating you well! What beautiful weather! So many fun things to do and see. 

The Bozeman area real estate market seems to be improving. The Bozeman economy has low unemployment, many new homes are being built and new businesses are thriving. We’re in a better place than the nation as a whole. And - indications bode well for the market as of the end of the 2nd quarter. We should have our ERA local MLS statistics available in a week or so.  (You can contact us for specifics soon.)  But some clues are:

  1. The number of pending sales in the Bozeman and surrounding area is significant.
  2. Inventory is down – there are fewer properties on the market in some price ranges.
  3. Interest rates are LOW!
  4. Some lenders are now seeing about 75% of their loans are for home purchases, with 25% re-financing loans. Maybe most people who are going to re-finance have done it.
  5. Much of the foreclosure market is either sold or waiting on the sidelines.

 
BUYER TIPS: Be sure to get pre-qualified at your bank or mortgage company before starting your search. You’ll save time by shopping in the right price bracket. And your offer will be much stronger if the Seller knows you can proceed to closing. 
 
SELLER TIPS: The easiest and most economical thing you can do is de-clutter. You’re moving anyway, so pack up everything that’s non-essential – including family photos and mementos.
The next easiest is new paint (and/or touch-up) and carpet cleaning. Freshen the entrance – blooming flowers are great. A professional stager (along with an experienced Realtor) can economically use your furniture and additional accessories to make your home a WOW! experience for buyers. Since our inventory is down in some price ranges, a well-priced listing can get lots of interest right away. 
 
PICKING AN AGENT: 
For Sellers, you want a Realtor® who has a strong presence on the net. Try Googling their name and their company.  They should have lots of accessible websites.  
Experience counts! Wouldn’t it be best to have an agent who has had hundreds of successful sales, and is full-time in the business? Even better – a team like we are. Twice the power!
  
For Buyers. Anyone can show you property, but it helps to have a buyer agent (which doesn’t cost you a dime, by the way) with whom you have good rapport and trust.  Even better, someone who really knows the inventory and is intuitive about what you would like. Lots of questions are a must. And be sure you comment a lot – good and bad - during showings. Most agents don’t care what you buy – they just want to help you find what will work for you.  
 
NEGOTIATING: When it comes to negotiating, we believe it’s imperative, whether selling or buying, to have an agent who has successfully negotiated hundreds of real estate contracts. Creativity in getting offers together, and then holding them together through closing, is worth so much. Some things are out of everyone’s control, but an experienced agent can help smooth the way.
