Amazingly, the luscious greens of spring are still with us in the valley and in Bridger Canyon, even though haying has started. We've had our first two Downtown Art Walks of the summer with the 2nd just last night - the 12th. If you didn't get to check out ERA Landmark Downtown (at 8 E. Main- next to Millers Jewelry) where we're showing the poster entrants in the Sweet Pea Festival poster contest, please drop in anytime. You'll even get to vote on your favorite entrant! (We already know the judges' choice.)
The Gallatin County Fair is on the calendar for July 17-21. Old-fashioned fun! And the Sweet Pea Festival is planned for August 2, 3, and 4, the first full weekend of August. Floating the Madison, rafting the Gallatin River, hiking the myriad of trails surrounding the valley, shopping our farmers markets, swimming, fishing our 5 blue-ribbon trout streams, barbecuing, golfing, tennis, downtown, and mall shopping - the list of summer activities is endless in this beautiful place.
In the midst of all this, we, as Realtors®, are having a very busy season. Our new statistics for the first half of 2013 show that we are tracking for a very good year. The residential inventory is down 23% from last year in Bozeman and down 10% in the area around Bozeman, but sales are up 20% in Bozeman and the median sales price is up 7% there. The median sales price in the area around Bozeman is up 15% from last year. In all of 2011, there were 429 residential sales in Bozeman, Bozeman area, Belgrade, and Manhattan. And now, at the end of the 2nd quarter, we already have 509 sales, halfway through the year and with the most active months still to come.
Vacant land sales are definitely up - a good portent of the building industry planning to increase its activity this year. Bozeman lot sales are up 39% and the Bozeman area is up 28% (comparing Jan. through June 2012 vs 2013). Land sales in Big Sky are up 200% - with many buyers planning to hold. Land sales prices have increased significantly.
High-end home buyers (over $1 million) seem to be coming back to the market, seeking value, privacy, rare properties, and a long-term investment for their families. These buyers, though cautious, see the luxury market as an opportunity.
