2017 Real Estate Review - Big Sky
Posted on February 12, 20182017 is officially in the books. The expectation from a year ago that insufficient inventory would create challenges proved to be correct throughout our marketplace. This summary compares 2017 to 2016 sales and inventory information using the Big Sky Country Multiple Listing Service (BSCMLS) reported data as the source. Big Sky, including Gallatin Canyon, showed some positive momentum with a 27% increase in sales of single family homes sold from 63 in 2016 to 80 in 2017. The average sales price dipped slightly from $1,486,482 in 2016 to $1,406,483 in 2017. The median price edged from $1,050,000 to $1,165,000. Condo/townhome sales fell 3% to 167 sold units in 2017 versus 173 units in 2016. There was an average price increase from $421,448 in 2016 to $450,943 in 2017. Single family inventory available at the end of 2017 was static at 95 units and there were 119 condo/townhomes available. What should we expect for 2018?
