Inside Bozeman City Limits, residential inventory has continued to decrease by 22% compared to this time last year. Outside Bozeman to Manhattan/Three Forks sees very little change in the amount of active inventory with Belgrade showing a decrease of 9%. (see graph below)

Across Bozeman, Belgrade, and Manhattan/Three Forks we continue to show an increase in sold units. The greatest increase for sales growth is in Manhattan/Three Forks with a total increase of 96% over last August. Bozeman reports an increase inside the city limits of 17% and outside city limits of 36%. The average sold price in Bozeman is $276,074 and the median sold price of $237,389. Belgrade is reporting an increase in sales units of 7% with an average selling price of $190,815 and a median of $124,500. Manhattan/Three Forks is showing a small increase in average sales price compared to August 2009, $206,969. (see graph below)
