Regional and national buyers are recognizing the values within the Big Sky market and are buying their legacy properties.


Both residential and condo units have seen a significant increase in sales since 2008-2009 levels. Residential sales units have increased by 75% and condo sales units have increased by 110%.

Bozeman and Belgrade sales units have dramatically increased. Sales units for residential single-family properties in Area 1 (inside Bozeman city limits) have increased 42.6% over 2009. Also, in Area 2 (outside Bozeman city limits), the residential sales units have increased by 97%, and in Belgrade, we see an increase of 23.7%. See the graph below.

The short sale process, often agonizingly long, may not speed up overnight, but there’s reason to believe that better days are ahead. The federal government’s long-awaited guidelines for standardizing short sales went into effect on April 5th, 2010. The short sale guidelines are part of the government’s new Home Affordable Foreclosure Alternative Program, known as HAFA. The idea is that if borrowers are eligible for the loan modification program but are unable to work out a plan to stay in their home, they and their lenders have a well-mapped route for executing a short sale or a deed-in-lieu of foreclosure.

Every morning, Warren Hill wakes up to sunshine and a view of the mountains. Since retiring from the National Park Service in 1997, a job that took him to many of America's most beautiful places, he chose to settle in Colorado Springs, Colo.
