Bozeman Yards Project
Posted on August 15, 2025Bozeman's Mill Arts District is getting a significant new addition with the arrival of Bozeman Yards, a new community offering a unique blend of residential and commercial spaces. This development is set to become a cornerstone of the neighborhood, offering a thoughtfully designed environment for residents and visitors alike.
Bozeman Yards is a new boutique condo community with residences ranging from one to four bedrooms. The development features "Mountain View Residences," designed to offer optimal views, and "Peak Penthouses" with large windows and terraces. The interior finishes are curated to reflect the natural landscape, with materials like rose marble, solid cedar, natural limestone, and basalt.
A central feature of the development is "The Yards Club," a collection of amenities for residents. This includes a plunge pool and terrace, a fireside sauna, a massage and treatment room, a Peloton and strength fitness studio, a lounge with outdoor gathering spaces, and a furnished guest suite for visitors.
The vision for Bozeman Yards is to create a living experience that is deeply connected to both the surrounding landscape and the cultural energy of Bozeman. The development aims to foster a sense of community through its shared indoor and outdoor spaces.
Beyond the residential offerings, the proposed Bozeman Yards project will be a five-story, mixed-use building that will bring both residential and commercial spaces to the area. The project will span 107,000 square feet and include a mix of one-, two-, and three-bedroom units. An underground garage will provide 41 parking spaces. The developers have emphasized the project's commitment to "design forward" principles, aiming to create a visually appealing building that seamlessly integrates with the neighborhood's character. The team plans to incorporate local materials into the design to foster a strong connection to the community.
The development is a multi-phase project. In total, the project is planned to include 64 units, with 60 condos and 4 townhomes.
The project is also taking steps to address the community's housing needs by proposing two affordable housing units within the project. These units will be restricted to individuals earning no more than 120% of the area's median income. In exchange for providing these units, the developers are seeking a height bonus, allowing them to build an additional 10 feet higher than the standard limit.
By upgrading public infrastructure in the area, including utilities and street surfaces, the developers aim to enhance the overall neighborhood. This investment could benefit future development and improve connectivity and walkability for residents.
With its mix of residential options, amenities, and commercial space, Bozeman Yards is shaping up to be a significant new development in the heart of Bozeman's Mill Arts District.
