June Greetings from Sharon and Brian!

What beautiful weather we're having! We're looking forward to another wonderful summer in our favorite place - BOZEMAN! Downtown is hopping! Hope you get to some of the Art Walks - they're held the 2nd Friday of the month downtown from 6-8. The Museum of the Rockies has a new show "Napoleon." Brian has seen it and was very impressed. Fishing, hiking, sightseeing, Yellowstone, picnicking, shopping, bird watching, etc….so many things to do in our area!

We're coming up on the longest day of the year, June 21st the Equinox - and we need it! Buyers are out there in droves, our pending sales are very good, and new listings are still coming on the market.

STATISTICS: Our April 30 statistics showed that the single-family and condominium inventory of active listings is down in all areas. Inventory is down by 21% in Bozeman proper. So the supply part of the market is lower, bringing median sales prices up 9% in Bozeman. Other areas are mixed. Properties listed below $275,000 have the best absorption rate (chances of selling quickly - under 5 months). Prices at $150-175,000 have a 2.3-month rate. So - things are looking up!

Even the price range of $995,000 to $2,000,000 shows some activity with 2 sold since Jan. 1 and 6 pending closings.
