NOW VERSUS SPRING – WHEN IS BEST TO LIST YOUR HOME?
You might want to think about listing now.  It’s surprising how many buyers are in the market after the first of the year.  A new start – new confidence.  We’re getting showings and offers on many of our listings.  And we have several buyers that are ready to buy.    
However – our inventory is low in many price ranges and areas, and those buyers are finding it difficult to find just what they want.
So -- why wait?  Buyers are here now, and you, as a seller, won’t have as much competition.  As more properties come on toward spring, prices will become more competitive.  These are compelling reasons to consider timing.  Give us a call for more information and a personal market valuation for your home.
 
MARKET STATS:  
As to the market in 2012 and what we’re anticipating in 2013, some statistics:
As of December, regarding single-family properties in Bozeman and surrounding areas, including Belgrade, Gallatin Gateway, and Manhattan/Churchill, we find that the INVENTORY is down an average of 27% in the last 12 months.  This is a positive signal:   that we are clearing out inventory.  We can expect an increase in MLS listings as the year progresses, of course.  The building industry is experiencing a surge of new homes in the affordable range under $300,000 and selling them quickly.
 
Another interesting statistic is that the number of SALES of residential properties in areas of Bozeman and surrounding area is up about 24% since Dec. 2011.  Prices have been fairly stable for the last year in these areas, rising 7% in Bozeman proper.  
 
LISTING PRICE TO SALES PRICE RATIO:
Appraisals are based on sold prices, not active listings, and we are your source for those statistics.   The average percent of sales price to listing price is between 94% and 97% for resale homes.   One caveat to that % is that, especially in high-end properties, that listing price has already been reduced in the past listing history.
