Inside Bozeman City Limits, residential inventory has continued to decrease by 25% compared to this time last year. Outside Bozeman to Manhattan/Three Forks sees very little change in the amount of active inventory with Belgrade showing a decrease of 11%. (see graph below)
Across Bozeman and Manhattan/Three Forks, we continue to show an increase in sold units. The greatest increase for sales growth is in Manhattan/Three Forks with a total increase of 75% over last November. Bozeman reports an increase inside the city limits of 9% and outside city limits of 18%. The average sold price in Bozeman is $275,811 and the median sold price of $239,950. Belgrade is reporting a decrease in sales units of 1% with an average selling price of $193,582 and a median of $174,500, and Manhattan/Three Forks reports an average sales price of $213,568 and a median of $180,000.
