September greetings from Sharon and Brian,

Days are getting shorter, temperatures are cooling, and hay bales are ubiquitous in the valley and Bridger Canyon - it must be September in Montana! With Labor Day and the beginning of school, it's time to think about getting our homes ready for the coming autumn and winter. And to enjoy these last beautiful days of summer.

If you're considering a move - now is the time! Interest rates (4.15% was the lowest in 50 years!) are great and there's still time to make a move before the holidays. A good way to preview some of the new homes, building techniques, and decorating ideas would be to attend the 2011 PARADE OF HOMES. We're selling tickets at both of our ERA offices (S. 19th at Dickerson and 8 East Main) or you can buy them at the homes. Dates are Sept. 10, 11, 16, 17 and 18. We’re representing ProBuilders at 161 Meadowlands. And Brian will be at their model home at 196 Pattee Trail on both Sunday afternoons. Call us for more information!

Here are a few quick stats from our Multiple Listing Service, comparing 2007 and July 2011, residential, in and around Bozeman (for the last 4½ years of the down market). The number of sales units has returned to almost the same as in 2007 in both Bozeman and Bozeman Rural. That's good news!

Bozeman City - Average list price is only down 14% from 2007, Median Sale Price is down 21%. Inventory in Bozeman has decreased by 36% in those 4 years. The inventory is being absorbed by the market. Bozeman Rural - Average List Price is down 3% from 2007, Median Sale Price is down 24%. Inventory in Area 2 has increased by 21%, partially because of the very slow market in high-end properties. However, the inventory as of July 2011 is starting to decrease at -6% year over year. Belgrade - Average List Price is up 33% from 2007, and Median Sales Price is down 28%. Inventory in Belgrade is down from the high year of 2008 by 55%!  38% of that decrease actually occurred in the last 12 months.
